According to new reports by construction companies and also independent statistics surveys, Spain will need upto 1.2 million new housing units to be constructed over the next decade. Most of those are needed in Madrid and Catalonia, with Andalusia occupying 3rd place that requires more affordable housing. The 85,000 new units needed here will require an investment of €4.5 billion. Paradoxically, Spain does have many empty properties, but they are not located in the provinces that need them. For example, in the provinces of Ourense, Ferrol, and Ponferrada in Galicia and Ciudad Real in Castilla-La Mancha, in addition to their surroundings, there is actually a surplus of houses. The demand is driven by the need for affordable rental properties in the most popular areas, of which Marbella is an important one.
