According to data from Spain’s General Council of Notaries, foreigners bought and sold homes in Spain more frequently in 2022 compared to the same period in 2021, an increase of 9.7%. With a 36.64 percent growth in transactions in the second half of 2022 alone, Americans in Spain stand out among foreigners as one of the fastest growing groups. This increase in American home buyers is a result of more Americans moving to Spain overall, which is growing. Looking deeper into the data reveals that this number was rising even before the pandemic, increasing by 13% between 2019 and 2021, while property sales to Americans increased by 88% between the first half of 2019 and the first half of 2022. However, the trend of more and more Americans becoming interested in and traveling to Spain is not just restricted to the real estate industry. Both the number of visitors visiting Spain (54.7%) and the amount they spent (60.8%) increased year over year. Madrid continues to be the most favourite destination of foreign buyers in general, with Malaga province occupying third place. Spain’s increasingly varied and accessible visa options available to Americans are one of the factors behind this popularity. One of these is Spain’s Golden Visa (read more here), which offers residency to those who buy one or more properties worth €500,000 or more.
